The first step of eviction is the landlord has to put an end to the tenancy. This can be done using the eviction notice. Some of the reasons that can be used in an eviction notice are:
Non payment of rent as per the terms of rental agreement: the terms of the rental agreement plays a very important role. If the tenant has not paid any rent for a period of 60 consecutive days, then he or she can be evicted. After the landlord serves the eviction notice, he has to give some time for the tenant to pay the rent. If the tenant pays the rent within the time period, then the eviction notice will be cancelled.
Violation of rental terms is another reason. If the tenant has not followed any rule as mentioned in the agreement, you can send an eviction notice.
Then there are unconditional notices which do not give the tenant any time; and there are 30 or 60 day notices allowing some time for the tenant.
