As a landlord, you have complete rights to increase the rent under reasonable grounds. Typically, the landlord can increase the rent every year. When you decide to increase the rent you can inform the tenant that you will be doing such a thing, and they can expect a letter to that effect. Draft a formal letter addressed to the tenant with the subject line. In the subject line, mention that you will be increasing the rent by a certain percentage. Also, mention the new rent amount exactly. Make your letter sound as a decision and not something that is open for discussion. Mention the dates from which the new rent will be effective.
Also mention in the letter that a new agreement would be drafted and it would be sent across to the tenant for signatures. If the tenant has no objection, then they will agree to the new rent and everything can be smooth sailing. If the tenant does not agree, then you should decide if you want to negotiate or ask them to vacate.
