When people have to advertise their rental property, they just do it without thinking. Their property is vacant. So they think about renting it. And, then they go right away and advertise about it. However, it is only when problems occur that they know they have done something wrong. Many home owners are the victims of lack of legal knowledge.

However, advertising is the only effective and guaranteed way of getting good tenants. There are several ways to advertise. You can enroll with a realtor, advertise online, use free advertisements, or place banners in high footfall areas. However, all home owners should know that there is something called the Fair Housing Act that applies to all home owners. The discrimination laws apply to all of them.

Your advertisement should not carry any preferences, or limitations based on race, sex, handicap, or familial status. It is also very important for you to know the words that cannot be used. Some words are taboo legally, and you should never use them. You may pick a word and think it is harmless. However, a person with harmful intent towards you can use it to damage you. Be careful about how you phrase your advertisement, and always ask an expert before you print it.

Always read the legal advertising guidelines and follow them. These guidelines are the best way to make sure you are not doing anything wrong. Sometimes, not mentioning the actual rent can also become a problem. There are several things that you do or you do not do which can create problems for you.
