Home inspection actually means inspection of the condition of home in detail such as examining the roof, appliances, etc. Whereas, an appraiser would be concerned about the major issues related to the home.
An appraiser are licensed employee of a particular state who is responsible for assessing a property strictly as per the ethical standards laid down by that particular state attorney. They are required to give their estimation about the property's market value. An appraiser is generally picked up the seller who would like to have his property adjudged before selling or by a bank who would like to assess the property value before approving the loan to the buyer. One must prepare their home well before putting it up for appraisal. Any shortcoming of the home should be corrected beforehand so that the property on sale is appraised well.
In case the appraisal is lower than the price demanded, the situation could be troublesome. In most of the cases, the seller reduces the price or the parties negotiate the price to suit both of them.
